Tile roofs are what you see on most post-war Sheffield housing โ the semis and detached houses of Dore, Totley, Gleadless, Mosborough and countless other estates. We repair, re-fix and replace concrete and clay tile roofs of every profile.
Sheffield's tile roof landscape covers pretty much every mainstream profile. Redland Stonewold II and Marley Modern are everywhere on 1960s-90s estates. Clay plain tiles (Sandtoft, Keymer, Marley Acme) turn up on older properties and conservation-area new builds. Roman tiles and pantiles are less common but show up on some conversions and new-build developments. Rosemary clay plain tiles are the default for any work on older buildings where clay was original.
The critical thing with tile repairs is matching the profile exactly. We carry a stock of the most common tiles (new and salvaged), and we have trade accounts with all the big manufacturers so we can match anything still in production. For discontinued tiles, the answer is usually salvage โ we've built up contacts with reclamation yards across Yorkshire and can usually source even quite unusual profiles within a week or two.
Slipped or broken tiles happen. A single cracked tile after a windstorm, a nest of birds dislodging tiles around the eaves, a ball kicked over the garage roof that's taken out three tiles at the end of the run โ all common and all fairly quick to fix. The replacement tile needs to be the same model, same batch if possible (colour drifts over the years as manufacturers reformulate), and fitted with proper fixings.
Modern concrete interlocking tiles are clipped to the batten with stainless steel clips โ not just sat on their nibs, which is how 1970s roofs were done. For older roofs where only every fourth or fifth tile was nailed (perfectly common), we'd recommend upgrading fixings to at least every tile in perimeter rows and every other tile across the field, which is what current British Standards require.
The ridge โ the peak where two roof slopes meet โ and the verge โ the gable end where the roof terminates at the wall โ are the two places tile roofs most commonly fail first. The tiles themselves are fine, but the mortar bedding breaks down, the ridge tiles start rocking, and eventually one gets lifted off in a storm.
The old-fashioned fix was to re-mortar. That'll buy you another 10 to 15 years, but it'll fail again. The modern fix is a dry ridge system โ mechanical fixings that secure each ridge tile to a roll of ridge flashing, with no mortar involved. Klober, Marley and Ubiflex all make good systems. Once fitted, a dry ridge will outlast the roof covering underneath it, and crucially it won't wash out or blow off.
The same logic applies to verges. Dry verge systems replace mortar-pointed verge tiles with interlocking plastic end-caps that clip onto the tile edges. They look tidy, don't need maintenance, and survive gale-force winds that would strip mortar verges away.
Tile roofs give you clearer warning signs than slate that they're near end-of-life. The tiles themselves sag slightly under their own weight after 40-50 years (concrete absorbs water over time and gets heavier), the weather-struck surface weathers through and the aggregate shows, and moss grows into the pores. Once you're seeing multiple tiles slipping per year, clips failing, mortar beds crumbling across whole ridges, the fixings going on the verges โ you're looking at a re-roof rather than further patch repairs.
That's usually 50+ years from the original installation. A 1970s concrete tile roof is probably in the last 10-15 years of its useful life right now. A 1990s one has decades left. Every roof is different though, and we'd always come out and look properly before telling you to spend money.
A single tile replacement, including access and clipping, is typically ยฃ120 to ยฃ180 depending on pitch and access. A full ridge re-bedding or dry ridge conversion on a three-bed semi runs ยฃ800 to ยฃ1,500. Verge conversions to dry systems are ยฃ400 to ยฃ700 per gable. Full tile roof replacement is ยฃ6,500 to ยฃ12,000 for a standard semi โ less than slate, more than steel sheet.
