Fascia & Soffit Replacement in Sheffield

The fascias and soffits โ€” the boards at the edge of the roof that the gutters attach to โ€” are the most visible roofline component. Rotten, sagging timber makes even a good roof look tired. We replace it with UPVC or aluminium for a long-lasting, low-maintenance finish.

What Fascia and Soffit Actually Do

The fascia is the vertical board that runs along the eaves โ€” the piece that the guttering screws to. The soffit is the horizontal board underneath, between the fascia and the house wall. Together they close off the end of the rafters and give the roof its neat edge. Bargeboards are the equivalent at the gable ends, where the roof overhangs the wall.

In structural terms, fascias take the weight of loaded gutters (which can be considerable in heavy rain), so rotten fascia boards are genuinely a problem not just an aesthetic issue โ€” guttering can pull away in a storm. Soffits ventilate the roof structure by allowing air flow into the loft, which is critical for preventing condensation. Modern plastic soffits have integrated ventilation slots; old timber soffits often just have a few drilled holes, if they have anything at all.

UPVC โ€” The Default Choice

For almost every Sheffield domestic property, UPVC fascias, soffits and bargeboards are the right answer. They don't rot, don't need repainting, carry 20-year manufacturer warranties, and look smart for decades if you just give them an occasional wipe. Modern UPVC is much better than the thin, flexible stuff from the 1990s โ€” current cellular-grade boards are rigid, colour-stable, and indistinguishable from painted timber at any reasonable distance.

We fit foiled-finish UPVC for anyone wanting a specific colour (black, grey, oak, or cream are the usual choices) and white cellular for anyone keeping it classic. All our systems include integrated 10mm continuous ventilation strips in the soffit, which satisfies current Building Regs and eliminates condensation problems in the loft.

When We Recommend Aluminium

For larger or more prominent commercial properties, and for domestic properties where the roofline is exposed to significant weather (hillside positions, moorland edges), aluminium rainwater goods and fascias make sense. Aluminium is more expensive than UPVC โ€” roughly double for materials โ€” but essentially lasts forever and can be specified in very specific RAL colours for heritage-matched finishes.

On the Peak District edge, we've fitted aluminium systems on barn conversions and modernist architect-designed houses where plastic would've looked out of place. For a standard suburban semi, it's probably over-specification.

Timber โ€” Only for Listed Buildings

For listed buildings and properties in sensitive conservation areas, planning officers will often insist on painted timber rather than plastic. We do this work when it's required โ€” seasoned softwood or preferably hardwood boards, primed and gloss-painted before fitting, with stainless steel fixings. The downside is maintenance: timber fascias need to be repainted every 5 to 7 years to stay weatherproof, and they'll still need replacing in 25 to 30 years regardless. If you can get UPVC through planning, it's the cheaper long-term option.

Signs Your Roofline Needs Replacing

The obvious signs are rot, peeling paint, boards that have pulled away from the rafter feet, and sections where woodpeckers or insects have made holes. Less obvious: guttering that's sagging or leaking at the joints (often a symptom of rotten fascia underneath rather than a gutter problem), green algae growth on the soffit (indicates moisture retention), and condensation in the loft around the eaves (indicates inadequate ventilation).

A typical three-bed semi fascia and soffit replacement โ€” front, back and both gables โ€” takes two to three days, includes removing and disposing of all the old boards, fitting new UPVC systems, and reinstalling your existing guttering (or fitting new, which we usually recommend at the same time). Typically ยฃ1,800 to ยฃ3,200 depending on property size and whether gutters are replaced too. Scaffold is usually not needed โ€” a roofing ladder bounces against the eaves and gives safe access for most jobs.
