New Roofs & Complete Re-Roofing in Sheffield

A proper re-roof is one of the biggest jobs a homeowner will ever commission โ€” and it needs to last 50 years minimum. We strip the old covering, upgrade the membrane and ventilation, and fit materials from the best manufacturers in the UK.

When Does a Roof Actually Need Replacing

Roofs rarely need replacing because the tiles or slates themselves have worn out. Welsh slate has an 80 to 100 year lifespan, and modern concrete tiles will happily do 50. What usually fails first are the fixings: nails rust through after 40 or 50 years, torching mortar loses its grip, the bitumen felt underneath turns brittle and stops keeping the wind out. Once that happens, you get creeping damp problems, rafters rotting where the felt has split, and individual tiles or slates slipping more often.

The tell-tale signs that a roof is on its last legs are: persistent leaks in the same place after each patch repair, visible daylight through the felt when you look up from the loft, rafters that feel spongy rather than solid, or a bowed roofline when you stand in the garden and look up. If patch repairs are costing you over ยฃ500 a year, you're on borrowed time and a full re-roof will work out cheaper in the long run.

What a Sheffield Re-Roof Typically Involves

A complete re-roof on a three-bedroom semi in Sheffield โ€” the most common job we do โ€” goes through a fairly predictable sequence. Day one is scaffold up, starting about 8am, usually finished by early afternoon. Day two or three we strip the existing tiles or slates, the old felt and the battens, working one elevation at a time so the house never gets exposed to weather for more than a few hours. We check every rafter and replace anything that's rotten or split.

Once the deck is sound, we lay breathable membrane โ€” Klober Permo Air or Marley Eternit Universal, never bitumen felt, which is what causes most of the damp problems in post-war houses. Over that goes new 38x25mm treated softwood battens, spaced to suit whatever covering we're fitting. Then the tiles or slates go on, with mortar-free dry ridge and verge systems (mechanically fixed, so they can't wash out in heavy rain the way old mortar bedding does), lead flashings at abutments and chimneys, and proper ventilation at eaves and ridge.

A typical semi takes 5 to 8 working days, weather dependent. Larger detached properties run to 10 to 15 days. We plan it so the house stays liveable throughout โ€” noise during working hours, yes, but the inside remains dry, secure and fully functional.

Materials We Fit

The choice of covering depends on the existing roof, the age and style of the house, any conservation area restrictions, and your budget. Here's the broad picture for a three-bed semi in Sheffield:

  • Welsh slate โ€” Penrhyn, Cwt-y-Bugail or Ffestiniog. The gold standard. 100-year manufacturer warranty. Suits Victorian and Edwardian properties perfectly.
  • Spanish slate โ€” CUPA or SSQ T1 grade. Visually very similar to Welsh, noticeably cheaper, 75-year warranty.
  • Clay plain tiles โ€” Marley, Sandtoft, Keymer. The traditional south-Yorkshire red. 60+ year lifespan.
  • Concrete interlocking tiles โ€” Marley Modern, Redland 49. The most cost-effective option for post-war housing. 30-year manufacturer warranty, 50+ year actual lifespan.
  • Synthetic slate โ€” Cembrit, Eternit. A realistic option for properties where weight is a concern.

We'll walk you through the options with a written quote for each, so you can make a proper comparison. There's no pressure to go with the most expensive option โ€” a Redland Stonewold II on a 1960s semi in Gleadless will look right, perform brilliantly, and cost a fraction of Welsh slate.

Building Regulations & Insulation

Every replacement roof in the UK has to comply with Approved Document L of the Building Regulations, which sets minimum insulation standards. At ceiling level, that means 270mm of mineral wool giving a U-value of 0.15 W/mยฒK. For warm-roof loft conversions, it's 150mm of PIR board between and under the rafters.

We always recommend upgrading insulation at the same time as a new roof, because the scaffold is already up, access is perfect, and the incremental cost is small. A full re-roof is probably the single best opportunity you'll ever have to sort out the thermal envelope of your loft space. Building Control are happy with our details โ€” we submit the paperwork, book the inspections, and hand over the completion certificate at the end.

What It Costs

A full re-roof on a three-bed semi in Sheffield runs from about ยฃ7,500 for concrete tiles on a simple front-back pitched roof, through to ยฃ18,000+ for Welsh slate with complex valleys, dormers and chimneys. Detached houses and larger properties scale up from there. Every quote is itemised: materials, labour, scaffold, skip, Building Regs fee, VAT. No surprises.

Send us some photos and rough dimensions by email and we'll give you a ballpark figure before we come out. If you want to proceed, we'll book a site visit, take proper measurements, and send through a detailed written quote โ€” usually within 48 hours.
